02 / The Majesta standard

Great design is only
half the story.

The other half?
Making it happen.

Many disciplines.
One accountable team.

A single team connects your design vision with the decisions and craftsmanship needed to deliver it.

At Majesta, architecture, interiors, procurement and construction work as one. One firm. One contract. One point of accountability, from the first conversation to the final key.

A better way to build

03 / The difference is in the detail

Ambitious design.
Grounded delivery.

No gaps between the drawing and the detail.
No passing responsibility down the line.

01

Clarity before commitment.

Scope, programme and line-by-line budgets agreed in writing before we mobilise. You know what you’re building and what it takes.

02

What is specified gets built.

Materials, finishes and craftsmanship held to the approved design. No unauthorised substitutions. No unapproved variations.

03

Accountable to the last detail.

Transparent progress reporting, rigorous snagging and complete as-built documentation. Our responsibility doesn’t stop at the site gate.

04 / A connected process

From first thought
to final key.

Six stages. One uninterrupted vision.
A considered journey, not a collection
of disconnected contracts.

First, the right questions.

Brief & strategy

We define the project before a single line is drawn. Scope, budget, constraints and programme are locked in writing before design begins.

  • Project charter & scope definition
  • Commercial & budget constraints
  • Master programme schedule
  • Site & technical feasibility
A vision with a clear direction.

Design & spatial planning

Concept, space planning, materials, lighting and engineering coordination come together in a design that is buildable, budgeted and on programme.

  • 3D concepts & spatial planning
  • Tactile material palette
  • Furniture & equipment sourcing schedule
  • Engineering & permit coordination
Every piece has a purpose.

Considered procurement

Furniture, finishes and equipment are sourced against the approved specification. Supplier coordination, quality control and installation planning protect the design intent.

  • Bespoke joinery fabrication
  • Global furniture shipping logistics
  • Operating supplies & equipment
  • White-glove installation planning
Ready, before we break ground.

Approvals & pre-construction

Authority approvals and pre-construction planning are coordinated with detailed costing, tendering and contracts to protect programme, quality and budget.

  • Line-by-line quantity costing
  • Subcontractor vetting
  • Commercial contract sign-off
  • Risk & contingency planning
The vision becomes a place.

Construction & fit-out

We run the site. Trades are coordinated, the programme monitored daily and quality held against the approved drawings.

  • Daily site management
  • Trade & building-services coordination
  • Drawing integrity & quality control
  • Progress reporting
Yours, down to the last detail.

Snagging & handover

Structured snagging resolves defects before handover. As-built documentation, warranties and maintenance schedules form a complete project record. We stay accountable through completion.

  • Structured snagging audit
  • Complete as-built records
  • Manufacturer warranty manuals
  • Post-handover support

06 / A little clarity

Good questions.
Clear answers.

Something else on your mind?
Let’s have a conversation

What does turn-key design & build actually mean?

It means one team handles the complete journey: concept design, architectural and engineering coordination, authority approvals, material sourcing, construction, fit-out and key handover. The work sits under one contract, with one accountable partner.

Why bring everything under one contract?

Separate contracts can leave gaps between design, procurement and construction. Majesta’s integrated approach gives you a clear budget, a connected programme and a single point of commercial responsibility instead of a chain of competing teams.

Do you manage UAE authority approvals?

Yes. Majesta coordinates the relevant municipal and government sign-offs, including Dubai Municipality, Dubai Civil Defence, DEWA and the applicable master developer or community approvals.

What kinds of spaces do you work on?

Luxury hospitality and dining, executive workplaces, private residences and premium retail. Our selected portfolio brings together project designs and residential concepts, each clearly identified.

How do you keep control of the budget?

Before mobilisation, we agree detailed line-by-line Bills of Quantities and commercial terms. Any change to the agreed scope requires formal written client authorisation before it proceeds.
